Developac, Inc. and it’s Coldwell Banker Developac Realty Division knows real estate. With 41 Years of Experience in the real estate business, we have the expertise to handle all your real estate needs in a professional and efficient manner. From residential brokerage to commercial/industrial development and everything in between, we are proficient and passionate about providing you professional, knowledgeable and friendly service when you need it most. Developac, Inc. was formed in 1974 for the initial purpose of developing HUD sponsored high rise apartment buildings for the elderly and becoming managing general partner in each of the limited partnerships owning the buildings.

In addition to developing each of these high quality apartment projects, Developac became managing general partner in the following three HUD Section 8 high rise apartment buildings: (1) Mahoning Towers (101 units) in Punxsutawney, PA completed in 1978, (2) Quemahoning Towers (102 units) in Windber, PA completed in 1978 and (3) Elk Towers (103 units) in St. Marys, PA completed in 1981. As the result of its success in management and development of multiple projects, Developac has been engaged by independent owners to manage numerous residential, commercial and industrial properties throughout Central Pennsylvania.

Another of Developac's development projects was the DuBois Medical Arts Building which was built and leased to the DuBois Hospital in 1981. The 18,000 square foot building was purchased by the DuBois Hospital in 1986.

In 1983, Developac constructed Groundhog Plaza Shopping Center in Punxsutawney, Pennsylvania consisting of 65,992 square feet. Developac is the majority equity partner and managing general partner of the limited partnership (Groundhog Associates) which owns Groundhog Plaza. All leasing and property management is performed by Developac, Inc.

In 1993, Developac constructed a 12,000 square foot design-build facility for Federal Express Corporation in Johnstown, Pennsylvania. Federal Express Corporation continues to lease the facility from Developac.

In 1993, Developac initiated the development of a seventeen (17) acre industrial park in Sandy Township, Clearfield County. Working closely with Sandy Township and Clearfield County Industrial Development officials, a Business Infrastructure Development (BID) Grant was secured. The BID Grant was utilized to design and construct an industrial road at the seventeen (17) acre Shaffer Road Industrial Park. The first tenant in the Shaffer Road Industrial Park was Willamette Industries, now Domtar Corporation. In 1997 Developac entered a ground lease with KFC on 1.2 acres along Shaffer Road for commercial use. Developac now owns and leases this restaurant property. Also in 1993, Developac was engaged by Willamette Industries, Inc. to construct a design-build manufacturing/distribution facility consisting of 80,000 square feet and expand its existing facility by 18,000 square feet.

In 1993, Developac began developing a professional office park in DuBois. Construction of the first 10,900 square foot office building at Developac Business Park was completed in 1994. Building two consisting of 14,000 square feet was completed in 1995. Building three consisting of 14,000 square feet was constructed in 1997. Building four consisting of 14,000 square feet was constructed and fully occupied in 2011 as a school for special needs.

Developac diversified into the real estate brokerage business in 1981 under the name of Developac Realty. It purchased a Coldwell Banker franchise in 1984 and operates as Coldwell Banker Developac Realty. Coldwell Banker Developac Realty soon became the fastest growing residential real estate company in the DuBois Area specializing in the sale of residential and commercial properties. Developac relocated to accommodate the expanding business and constructed a Class “A” office building in 1986 on Beaver Drive near the DuBois Mall. Developac expanded this office location in 1992 and occupies 4,920 total square feet at 996-998 Beaver Drive. Coldwell Banker Developac Realty is the leading real estate office in the DuBois area in both market share and closed transactions. In 1997 Developac purchased a Coldwell Banker Commercial franchise, d/b/a Coldwell Banker Commercial Developac Realty, to further compliment the brokerage business and align itself with a national commercial brand and brokerage platform. In 2000, Developac purchased a Coldwell Banker branch office franchise and an existing residential brokerage business in Brookville, Pennsylvania. In 2006, Developac purchased a 3,950 square foot office building at 994 Beaver Drive for investment purposes. In 2007, Developac purchased the former S & T Bank building at Treasure Lake for the purpose of operating a Coldwell Banker Developac Realty branch office, which is the only residential real estate office within the planned residential development (PRD) of Treasure Lake.

Developac owns and is developing a 250 plus acre mixed use industrial/business park in Sandy Township, Clearfield County. The park has over $3M of municipally maintained infrastructure to accommodate new and expanding businesses. Several businesses have built within the industrial park, creating both temporary and permanent jobs for the local community and region. Pad ready sites are available with Master NPDES permit and DEP approved Bio-retention Basins in place. Developac completed construction of a $2.5M 18,000 SF flex building (office/warehouse).

The Community Cup Award recognizes a business, civic group or non-profit organization that demonstrates a positive and effective performance in community service. The award highlights the entrepreneurial spirit of organizations that have taken the responsibility for the community’s betterment.
