Industrial or Office Specialist

Accelerate Your Career...

A professional achievement for highly qualified commercial real estate practitioners with a strong transactional history in brokerage, fee-based services, or executive management. The designation is an accomplishment with incomparable benefits. It's more than a designation, it's the standard of excellence in CRE.

Minimum Experience for Industrial or Office Specialists:

Individuals should have a minimum of five years of active engagement in commercial real estate and be a full time active practitioner.

Maintain a minimum production per year as measured by Gross Fee Income (GFI) and a minimum number of transactions within the standards set by the local Chapters.

GFI is the fee income directly attributable to the applicant before the firm takes its split. If an applicant works on a team then the GFI the applicant counts should reflect the internal team split. GFI requirements are set by the local Chapter. View GFI Requirements by market.

Applicants must submit the most recent trailing 48 months of GFI (the ‘qualifying period’), with respect to their application date.

For example:  For an application submitted in July 2026, the most recent 48-month period would be July 1, 2022, through June 30, 2026. GFI figures based on a calendar year breakdown can only be accepted in January.

Applicants must exceed the market GFI requirement that corresponds to each 12-month period within their qualifying period; the first month of each 12-month period shall determine the qualifying GFI amount.

GFI YEAR & THRESHOLD 12-MONTH PERIOD GFI NEEDED TO QUALIFY
2025 | $500,000 July 2025 – June 2026 $500,000
2024 | $400,000 July 2024 – June 2025 $400,000
2023 | $400,000 July 2023 – June 2024 $400,000
2022 | $350,000 July 2022 – June 2023 $350,000

To learn more about an applicant’s GFI requirement, please refer to the chart below. Market requirements are defined by the county in which applicant’s business address resides. If a market is not listed, the GFI defaults to $300K.

Provide formal nominations from two Active Designee Members in the applicant’s Chapter that are outside the applicant’s firm or firm's network.

Exception: If 50 % or more of the applicant’s business is outside of the Chapter, one of the two endorsements can be from an SIOR Member outside of the Chapter.
