Between 2024 and early 2026, three national 3PL operators independently selected the same emerging industrial corridor in Northeastern Pennsylvania (NEPA) for East Coast network expansion. One based its U.S. operations in the corridor, another built a two-facility Pennsylvania campus, and a third opened its third U.S. fulfillment center there in early 2026.
Each cited the same variables: access to 48 million consumers within a four-hour drive, direct interstate connectivity to New York, Philadelphia, Baltimore, and Boston, and Class A industrial rates at $8-9/SF compared to $18-19.50/SF in the primary Northeast gateway markets.
The corridor context matters. In 2013, DC Velocity covered the Lehigh Valley as an emerging Northeast logistics hub. That market has since repriced, and CBRE reported a 54% year-over-year drop in construction starts there as of 2024. The NEPA corridor immediately to the north, along the same I-81 spine, has absorbed nearly 60 million square feet of industrial demand since 2014 from operators including Amazon, Chewy, CVS, and Home Depot. The 3PL wave is the current phase of that absorption.

Any broker representing a 3PL, e-commerce operator, or manufacturer evaluating East Coast coverage should stress-test gateway market defaults against secondary corridor data before finalizing a network recommendation.
