Minimum Experience for Sales Management Specialists:
Has a minimum of five years active engagement in managing 10 or more brokers or salespersons.
Maintain a minimum production per year as measured by Gross Fee Income (GFI) and a minimum number of transactions within the standards set by the local Chapters.
GFI is the fee income directly attributable to the applicant before the firm takes its split. If an applicant works on a team then the GFI the applicant counts should reflect the internal team split. GFI requirements are set by the local Chapter. View GFI Requirements by market.
Sales managers must fulfill the following:
- Multiply the average of Office and Industrial GFI requirements by 7.5 to determine the minimum GFI that must be generated by ten (10) agent/brokers.
- In three out of the four most recent 12-month periods, the sum of the top 10 industrial and/or office brokers supervised by the applicant must meet the annual GFI requirement*.
*Applicants must submit production on a trailing time frame. For example, if an application is submitted in June, production should be submitted on a June 1 – May 31 time frame.
Provide formal nominations from two active Designee Members in the applicant’s Chapter there are outside the applicant’s firm or firm's network.
Exception: If 50% or more of the applicant’s business is outside of the Chapter, one of the two endorsements can be from an SIOR Member outside of the Chapter.
Uphold high ethic standards of practice and pled to uphold SIOR’s Code of Ethical Principles and Standards of Professional Practice by completing SIOR’s online ethics course.

SIOR Chapter Membership and Dues
Chapter Membership is required and contingent upon approval of membership in SIOR. SIOR Designees (aka Active Individuals), Member Associates, and Associate Members within a Chapter’s jurisdiction must fulfill applicable Chapter dues. Please contact the local Chapter for dues requirements.
National Association of REALTORS Dues
Individual Active Members located in the United States must be a member in good standing of the National Association of REALTORS (NAR). Members can elect to pay $105 NAR Institute Affiliate Dues directly to NAR. Please contact [email protected] for more information.
