Wonderful Logistics Center (WLC) is cementing its place as one of the nation’s most sought-after industrial destinations, as global leaders in e-commerce, tire distribution, dairy, food and retail commit to more than 3 million square feet of new sales and leasing development agreements.
Combined, the additional 3+ million square feet of new industrial space will bring the business park to more than 20 million square feet of occupancy at the master-planned logistics center. Many of the occupiers at WLC are Fortune 500 companies.
In the last month, developer Wonderful Real Estate (WRE) has closed two major land sales, one with France-based Michelin North America and the other with RLCold/Lactalis. Additionally, WLC welcomed a new London-based food and beverage tenant, ofi, and signed a landmark expansion with long-time tenant Ross Stores — activity that comes as walls are tilted at 2902 Express Avenue, WRE’s latest 1 million square foot speculative building.
The wave of activity underscores the reason global operators choose Wonderful Logistics Center: a rare, fully integrated model that pairs large-scale, speed-to-market industrial space with multimodal transportation infrastructure, workforce development and long-term community investment — all self-funded through The Wonderful Company’s balance sheet.
The activity builds on the recent sale of a 1,088,047-square-foot, Class A industrial facility at 5104 Express Avenue to a major global technology and e-commerce company.
Upon completion, the real estate transactions, developments and economic impact announced here are valued at approximately $1 billion.
WLC continues to invest in the future of freight through its operational inland container depot, planned inland rail terminal and expanding zero-emission freight infrastructure, creating more efficient connections between California’s ports, the Central Valley and global supply chains. Complementing these investments, the Wonderful Career Center has trained more than 750 local residents since 2022 and continues to expand its training and recruitment programs to prepare the local workforce for evolving industry needs.
“As logistics evolves, WLC will stay ahead of the curve,” said WRE President Joe Vargas, SIOR. “We’ll continue anticipating the needs of the companies at WLC while investing in the people and resources our community needs to grow alongside them.”
Recent Sales:
Michelin, the world’s leading tire manufacturer and one of the most recognized global tire brands, purchased 100 acres in September and is currently preparing the site to begin construction on three warehouse and distribution buildings totaling more than 1.6 million square feet. WLC’s growing suite of transportation options, including its operational inland container depot and the planned Wonderful Inland Rail Terminal, will give Michelin greater flexibility to move freight seamlessly between rail, truck and the ports (Los Angeles and Long Beach) as it scales its Western U.S. distribution network.
RLCold, an Atlanta-based cold-storage developer, purchased 20+ acres in September for an approximately 317,000-square-foot cold-storage facility that will be leased long term to Lactalis, the largest dairy products group in the world. The project further demonstrates WLC’s ability to accommodate specialized, large-scale facilities for global food companies.
Wonderful Real Estate also completed the sale of 5104 Express Avenue, a newly constructed 1,088,047-square-foot Class A facility, to a major global technology and e-commerce company. The acquisition marks the buyer’s third location at WLC and brings its owned and occupied premises at the logistics center to approximately 5 million square feet.
“The decision by multiple global industry leaders to make significant, long-term investments at Wonderful Logistics Center demonstrates that the Southern Central Valley can compete for—and win—the most sophisticated logistics operations in the world,” Vargas said.
Recent Leases:
UK-based global food conglomerate, ofi (its parent company, Olam Group, is publicly listed on the Singapore Exchange), entered into a long-term lease for 350,000 square feet that includes 4,400 square feet of office space and 1,800 square feet of battery-charging space for its fleet of forklifts. The property is located at 3602 Fanucchi Way, a 1.1-million-square-foot building developed by WRE in 2024 that is also home to CJ Logistics/Smucker’s.
Also in September, Ross Stores Inc. (POST: Nasdaq 100 and S&P) signed a 10-year that lease that includes a 250,000 square foot expansion to their existing 350,000-square-foot premises for a combined 600,000 square feet of occupancy. Wonderful Real Estate Development is building the expansion space that will be delivered Q3 2027. Ross originally located in WLC in 2014 and has steadily expanded its footprint in the logistics center. Ross has achieved great success at WLC by leveraging the center’s amenities, including utilizing the Wonderful Career Center for training and hiring and the Wonderful Container Depot for its operational needs.
