SIOR Designation

REQUIREMENTS IN BRIEF

SIOR welcomes as members those real estate practitioners who meet its stringent qualifications for membership. Membership requirements and procedures are determined by SIOR’s Bylaws Admissions Excerpts).

For a broker in Canada, Mexico or the USA:

  1. YEARS: have a minimum of five years of documented industrial or office real estate brokerage experience and is actively engaged as an industrial or office real estate broker or salesperson
  2. GFI: maintain a minimum Gross Fee Income GFI) per year and a minimum number of transactions with the standards set by the local chapters;
  3. ETHICS: uphold high ethical standards of practice and has a reputation for sincerity and integrity and pledges to uphold SIOR's Code of Ethical Principles and Standards of Professional Practice;
  4. EDUCATION: prove to be a knowledgeable professional in the industrial or office real estate market as evidenced by completing the educational requirement; and
  5. RECOMMENDATIONS: provide formal recommendations from two SIOR members.

    Exceptions

    Executive Specialist requirements differ from those listed above. These individuals must have management authority; at least 100 brokers/agents and three office locations, have at least 10 years of management experience, uphold SIOR’s high ethical standards of practice with a reputation for sincerity and integrity, and pledge to uphold SIOR's Code of Ethical Principles and Standards of Professional Practice.  There are no educational or Gross Fee Income requirements for Executive Specialists.

    Practitioners located outside Canada, Mexico, or the USA may also qualify for the SIOR designation.  Please see International Requirements for more information.

    MEMBERSHIP CATEGORIES

    Membership in SIOR is a personal achievement for those individuals who are highly qualified commerical real estate practitioners with a strong transactional history in brokerage, fee-based services, or executive management.

    The SIOR designation is granted in one of six specialist categories:

    • Advisory Services Specialist - consultant or advisory practitioner providing qualified fee-based service involving commercial real estate
    • Executive Specialist - manage 100+ agents in three or more offices, or have oversight responsibility of a commercial real estate network
    • Industrial Specialist - transaction specialist
    • Industrial & Office Dual) Specialist - transaction specialist
    • Office Specialist - transaction specialist
    • Sales Management Specialist - manage at least 10 sales or leasing agents

    PROCESS

    All applications are reviewed by a local SIOR chapter before consideration by the Admissions Manager and/or Admissions Committee. The Council of Chapter Presidents makes the final determination of membership status at regularly scheduled meetings. If approved by the Council prior to the educational or ethics requirement being completed, the applicant will have one year from the date of approval to complete those requirements.  Applicants may choose to take the specified courses prior to Council approval.

    Once the designation has been awarded, Active Members agree to:

    • for US members, hold in good standing Realtor®, Realtor-Associate® or Institute Affiliate membership in a Member Board of the National Association of Realtors®; for Canadian members, maintain membership in the Canadian Real Estate Association; and for Mexican members, maintain membership in AMPI;
    • maintain a real estate license if required by law) in the state or other jurisdiction) of residency; and
    • uphold SIOR’s Bylaws and Code of Ethical Principles and Standards of Professional Practice.
